CALCBS has over 37 years of development experience and expertise having been involved in the construction of over 100 residential subdivisions along with multiple commercial and multi-family sites.  Be it a simple lot split, a challenging site topographically, or a large mixed use development, CALCBS can assist you.

Improvement permitting process

CALCBS works hand in hand with Civil Engineers and other development design professionals to insure a smooth and efficient permitting process.  Our working relationships with most municipalities coupled with our expertise on the steps necessary to maneuver thru the process insures the clients permits are processed as efficiently as possible.  The permitting process includes permits for:

Grading permits

Any alteration of the site typically requiring moving more than 50 yards of soil.

Encroachment permits

Extension of or connection to existing facilities (sewer, water, storm, streets) triggers the need for an Encroachment permit and the knowledge and experience to know which departments to work with to secure them.

Army Corp of Engineers permits required when working in proximity of navigable waterways.  This includes seasonal creeks and drainage channels.

SWPPP

Storm Water Pollution Prevention Plans.  Oversight for preparation of plans by a Registered Civil Engineer and processing thru the appropriate and required governing agencies.

Scheduling

Preparation and monitoring of working schedules from permitting stage thru completion, sign-off and bond release.  Includes updates to all impacted parties.

Construction

Oversight of actual on-site work including but not limited to: Clear and grub, demo of exiting structures, erosion control, grading, sewer, water, storm drainage, curb, gutter and sidewalks, base rock, paving, gas, electric, cable and phone main utility installation, street lights, striping and signage, perimeter fencing and landscaping.

Sign-off/subdivision improvement acceptance

Oversight for subdivision improvements being inspected and accepted by governing agencies and securing appropriate sign-offs.

Bond releases

Once subdivision improvements are complete and signed-off, assist in processing paperwork to Bonding Sureties so Subdivision Bonds can be reduced from Labor and Material, to Maintenance stages. After subdivision improvements have been accepted for 1 year, assist in processing release of Maintenance Bonds.
