The Remodeling Process

Nothing is more important to the success of your remodeling and/or addition project than your existing home and its sense of place. We provide the expertise our clients need and deserve. Elasticity and a willingness to listen to our client’s desires is the key to a successful relationship. Our involvement starts while the working drawings are in process, interacting with the Owner, Architect and Interior Designer, suggesting material and methods, offering value engineering suggestions that aid in the decision making process about product selection and their impact on the overall project budget.. Our understanding of the remodeling process aids in our ability to foresee glitches and suggest resolutions to problems, by job site visits that include inspections of your attic and underfloor crawl space. Our Home Performance Energy Efficiency expertise helps aid the design professionals know about existing conditions, especially ones that impact the building envelope and its ability to maintain and deliver comfort thru efficient heating and cooling systems. We look for what missing and make sure it’s included in the working drawings. Your desires become our dictates. Be it cabinets or countertops, appliances or light fixtures, flooring or plumbing fixtures, custom colors or granite slabs, we accommodate your requests. All will be carefully assessed, with feedback provided to the impact on your budget. Everyone who works on a CALCBS project is a carefully screened, established expert who must meet our exacting requirements of professionalism, timeliness and attention to detail. We make sure the design professional include state-of-the-art sealing systems to prevent moisture intrusion. We also make sure subsurface drainage systems and moisture barriers in the enclosed foundation crawl spaces are included in your work scope. From flooring to roofing materials, hardware to lighting, superior quality and precision craftsmanship are our standards.

Our Services Include

 

Pre-Construction

Attend and participate in pre-construction meeting with the Owner to assist in developing the project work scope.

Coordination with Design Professionals

Collaborate with the Owner’s Architect, Interior Designer and Engineers to identify areas in the construction documents that conflict prior to construction commencement. Attend meetings with governing agencies to aid in the design review and permit approval process.

Material Specification and Plan Details Review

Evaluation of material specifications and design details and consult on price, availability and “compatibility” with the plans.

Lead time evaluation

Identify materials that will positively impact the schedule and budget. Note materials that require pre-ordering, and make disclose the impact to the schedule and budget.

Budgets

Preparation of and updates to job cost estimates starting from the conceptual design development stage, thru the final working drawing stage and ultimately to the build out stage. This includes budget vs. actual tracking with reference to owner authorized change orders.

Schedules

Prepare, track, and update project schedules from design and working drawing stages, permit process, bidding, contract and actual construction phases. Our clients receive weekly updates to each schedule with a plan to actual status.

Bidding and Contracts

We handle all contract administration to include identification of a qualified list of vendors for each trade. We will prepare all bid documents, monitor bid collection and tabulate all bids by trade. We will review vendor’s qualifications and bids with owner. Once final vendor are selected, we prepare all subcontract agreements and insure all vendors have current contractor’s licenses and appropriate insurance coverage. Vendors will be required to provide additional insured endorsements naming the owners as additional insured prior to commencing work.

Construction

Provide quality, experienced on-site supervision to insure plans, specifications are adhered to and vendors workmanship is held to the highest standards.

Warranty Service

Provide 24 hour emergency service for key trade items. Administer warranty service so vendors respond to warranty requests in a timely fashion and repair any items that are deemed warrantable.
